Greetings Friends! I hope this note finds you all well!
It’s amazing to me that the year is half over already! Perhaps it’s the unseasonably poor weather of late or maybe life just moves faster when you have kids:)
Here is hoping to a quick turn around in the weather and a fantastic start to a wonderful summer!!

Open to all incoming K-5th grade boys and girls
When: 10-11:15 am at Dates Noted Above

Summer 2010 Real Estate Update
AD’s take…..
Some mixed news in the local market at last count. Activity was considerably up compared to 2009 (see below), although prices were still slightly off of 2009 and before levels. With current distressed property inventory rising, prices still down, and interest rates at all time bests, buyers should still see this as an attractive market. The turn to a more equitable market coming soon will likely be determined by the markets reaction to the now expired tax credits.
While these factors are important, I’ve learned that buying and selling Real Estate isn’t always a pre-meditated venture. Some fall into a great deal while others “have” to sell because of life events. In any event, I’m happy to be a resource and seldom do I run into a situation that I haven’t seen before.

Most Recent Residential Real Estate Highlights by the Numbers
Sales activity in the Greater Lane County area showed gains in April 2010 compared to April 2009. Closed sales jumped 67.6% and pending sales increased 48.9%. New listings also rose 29.9%. See table below. When comparing April 2010 with March 2010, closed sales were up 12.7% (310 v. 275). Pending sales grew 20% (469 v. 391), but new listings fell 2% (691 v. 705). At the month’s rate of sales, the 2,248 active residential properties would last 7.3 months.
Sale Prices
Sale prices in April 2010 were mixed, but changes were slight. The average sale price for April 2010 decreased 4.2% compared to April 2009. The median sale price increased 2%.
Month-to-month, when comparing April 2010 to the month prior, March
2010, the average sale price and median sale price both slightly increased.
The average sale price went up 1.9% ($218,900 v. $214,800) and the median
sale price rose a slight 1% ($199,900 v. $198,000).
COMMUNITY EVENTS of NOTE
Supporting a Former Camper for Summer of 2010
A couple of months I was approached by Josh Brown, an 8 year old former camper at one of our basketball clinics, about helping him fight against diabetes. Josh is an amazing boy who battles daily with the struggles of Type 1 diabetes. He sat in my office and told me about the challenges he faces both short term and long term and asked me to help in fundraising efforts and their local event in June of 2010.
Josh’s passion and toughness are well beyond his years and I couldn’t help but say yes. Burdy and I have donated $300 in camp scholarships to their auction and I am taking part in their Kiss a Pig promotion. (Apparently the one who raises the most money gets to kiss a real pig---So 2nd place might not be too bad:))
Anyway, if there is any interest in helping this cause and/or supporting Josh please follow the links attached here. I know there are many causes out there to support, each of course with their own merits. This one just struck a chord with me as something that looks like it will affect our children for years to come. I’m hopeful that even a modest support effort (Goal of $1,000 total) will show Josh that others have his back now and will in the future. Link for Fundraising Page
Keller Williams RED Day
May 13th, 2010 was RED Day for all Keller Williams agents around the country. 40+ agents locally and thousands of agents around the country set that day to volunteer to help out organizations in need. Our local project focused primarily on helping the local Relief Nursery—an organization helping families and children in need.
It was a great way of both giving back and getting our hands dirty. Also a great way for a few agents to teach their kids the importance of giving back. (See Below)

While I’ve said many times it doesn’t really matter what specific company you work for as a Real Estate broker (90+% of our success/failure is based on our own efforts). I should also point out that our local Keller Williams office features a wonderful group of people.
