2009 Final Newsletter

Tax Incentives for Buying Homes in 2010

AD Smith Team Newsletter Part 6 of 6 2009

Greetings Friends!  I hope this note finds you all well!

Just a quick note to announce two pretty exciting things.

First the 4th Annual AD Smith FREE Basketball Clinic is all set for Saturday December 19th.  More info including specific registration information is below.  We are adding 50 spots to previous clinics and are excited about a great day for campers and volunteers alike the Saturday before Christmas!!

And while I usually save big announcements for their own newsletter I wanted to share the new government incentive for  the first 4 months of 2010.  While most people have heard of the $8,000 Tax Credit for "First Time Home Buyers*", the congress also just passed a $6500 Tax Credit for those who sell and buy and have owned a home in 5 of the last 8 years.  It takes a bit to articulate how it all works but I have a good link below for most Q and A's.  Both programs offer straight credits not deductions for taxes.  Meaning it's just cash in hand.  Anyway, I'll articulate more later but it's the single biggest incentive package for buying and selling of my lifetime and I wanted to pass the word.

I hope all is well for you and yours and that you have a wonderful Holiday Season!!

All the best!!

Homebuyer Tax Credit Update!

On November 6, 2009, President Obama signed a bill to extend the tax credit for first-time homebuyers (FTHBs) through June 30, 2010. The bill also opens up opportunities for others who are not buying a home for the first time.

To learn what the new tax credit means to you and your clients, take a look at the concise overview below.

In addition, we’ve put together a script featuring wording you can cut and paste as needed to beat out your competition by connecting with clients who may be able to benefit from the new plan details!

TAX CREDIT OVERVIEW

 Who Gets What?

First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.
